AKA Multi-Unit Rental Inspection Program
What we do
Inspect all Multi-unit rental properties consisting of 3 units or more on an annual basis to ensure the property is maintained to minimal standards of municipal, building, health and safety codes as adopted by City Council.
If deficiencies are found in a unit and/or at the property, our staff assists all parties involved (tenants, owners, managers) to resolve the problem in as quick a way as possible through education and assistance. Both owners and tenants are involved in the process to be sure the deficiency is resolved and to prevent its return. Not all resolutions are immediate as some issues have their own special needs and/or requirements for resolution.
Mold and pest infestations are some of the issues staff assists with. A mold remediation company or pest service may be required for resolution, but most times just a hard cleaning will do and basic preventative house cleaning, along with over the counter tools can be utilized. (Dependent on the level of infestation.) Staff does follow up to be sure the issue has been resolved. ***Staff does not recommend poison bait traps for rodent infestations.
Occasionally deterioration due to lack of preventative maintenance is found, in which a building permit is required for the correction. For those that do, staff we work with the owners during the permit process. We assist with the paperwork, submission process, and aid with plan check questions.
Other items we look for but not limited to.
Improper maintenance/unsanitary conditions including deteriorated or defective interior walls, floors, floor coverings. Deteriorated or defective exterior wall or roofing coverings, wood trim or lack of waterproofing.
Structural hazards of buildings, missing or broken windows, missing or broken window screens and foundation, roof vent screens.
Defective, missing or improperly installed smoke and carbon monoxide alarms/detectors.
Lack of directory signage, building address/unit numbers.
Lack of required light, ventilation, heat, hot and cold running water.
Signage containing emergency contact information for the owner/manager or caretaker responsible for management of the community including name, address and telephone number.
