Description

A proposal to redevelop 1107 Grant Avenue, the former Pini Hardware site.  The proposed building is 3 stories tall with approximately 13,300 sq. ft. of ground floor retail space and two floors of housing units above totaling 32 units.  The zoning allows a maximum floor area ratio of 2.0, and 1.67 is proposed. 

46 parking spaces are proposed for the residential component, located in a first-floor parking structure at the rear with alley access.  The applicants will propose to utilize the parking exemption allowed for downtown commercial uses up to 1.0 FAR.
